A home inspection by 904Pro Inspections is a visual evaluation of the home's readily accessible major systems and components to help you better understand the property's condition.

Our inspections generally include an evaluation of the:

  • Roof: Covering materials, visible flashing, drainage, and signs of damage or deterioration.
  • Structure: Foundation, visible structural components, floors, walls, ceilings, and other accessible structural elements.
  • Electrical System: Electrical panels, visible wiring, outlets, switches, and other accessible components.
  • Plumbing System: Visible supply and drain piping, fixtures, water heaters, and plumbing components.
  • Heating and Cooling: HVAC equipment, operating controls, and accessible distribution components.
  • Interior: Walls, ceilings, floors, doors, windows, and stairs.
  • Exterior: Siding, exterior doors, windows, grading, drainage, and other applicable exterior components.
  • Attic, Insulation, and Ventilation: Accessible attic areas, visible insulation, and ventilation components.
  • Built-in Appliances: Applicable installed appliances included within the scope of the inspection.

Our inspector documents observed deficiencies with photos and explanations in a detailed digital report. The report helps you understand the home's condition and identify items that may require maintenance, repair, or further evaluation.

A standard home inspection is visual and non-invasive. Concealed or inaccessible components cannot be fully evaluated, and specialized services such as WDO inspections, sewer scopes, mold assessments, and insurance inspections may need to be ordered separately.

If you have questions about what is included or need additional services, our team can help you select the appropriate inspection options.

Most home inspections in Jacksonville and Northeast Florida take approximately 2–4 hours to complete, depending on the size, age, condition, and features of the property.

Larger homes, older properties, or homes with additional features may require more time.

Every property is different, and our priority is to conduct a thorough inspection rather than rush through the process.

We take the time needed to evaluate the accessible areas and systems of the home and document our findings.

We encourage clients to attend the inspection, when possible, so our inspector can explain findings and answer questions about the property. If you cannot attend, you will receive a detailed digital report with photographs and descriptions of the conditions observed, helping you understand the property's condition and any recommended next steps.

Our inspectors are licensed professionals committed to providing thorough, detail-oriented property inspections. 904Pro Inspections is led by Charlie Hovey, a former customer home builder, Certified Master Inspector and Inspector Trainer through RealSpec, with more than 40 years of experience in the construction and property inspection industries.

Absolutely! 904Pro Inspections performs independent inspections of new construction homes at various stages of the building process. Even newly built homes can have issues that may go unnoticed during construction.

Our new construction inspection services include:

  • Pre-Slab Inspections: Before the concrete slab is poured, where applicable and scheduled in advance.
  • Pre-Drywall Inspections: Before drywall is installed, allowing visible framing, plumbing, electrical, and other accessible components to be evaluated.
  • Final New Construction Inspections: A comprehensive inspection of the completed home before closing.
  • 11-Month Warranty Inspections: An inspection before the builder's warranty period expires, helping identify concerns that may need to be addressed.

Our goal is to help you better understand the condition of your new home and identify observable concerns at the appropriate stages of construction.

Builder policies regarding buyer attendance vary, so check with your builder in advance if you plan to attend the inspection.

904Pro Inspections provides detailed, digital inspection reports, typically delivered the same day, depending on the scope of the inspection.

Once your report is completed and ready, you’ll receive an email and/or text with a link to access your report online.

Reports include photos and descriptions of findings to help you understand the property's condition and make informed decisions.

Payment is due before your inspection report is released.

For your convenience, payment can be made at the time of the inspection or through our available payment options.

Once payment has been received and your report is finalized, it will be available through your secure client inspection portal.

A home inspection is designed to provide a thorough evaluation of the property's readily accessible systems and components. However, no home inspection can identify every possible defect or predict future problems.

Our inspectors evaluate accessible areas, document visible deficiencies, and include photos and explanations in your digital inspection report. Some issues may remain hidden behind walls, beneath flooring, underground, or within other concealed or inaccessible areas.

Certain problems may also be intermittent or not apparent at the time of the inspection.

When an item is noted in your inspection report, we recommend having the appropriate qualified professional evaluate it to determine its condition and whether repairs, replacement, or further monitoring is warranted.

At 904Pro Inspections, our goal is to provide you with a clear understanding of the property's observed condition so you can make informed decisions with greater confidence.

Finding issues during a home inspection is not unusual. Our job is to document the conditions we observe and provide you with a clear understanding of the property's condition.

Your digital inspection report includes photos, descriptions of our findings, and recommendations where appropriate. If an item is noted in the report, we recommend having the appropriate qualified professional evaluate it to determine whether repairs, replacement, or further monitoring is warranted.

If you're purchasing a home, your inspection report can help you make informed decisions, discuss concerns with your real estate agent, and determine what steps you may wish to take before closing.

Remember, no home is perfect. Our goal is not to pass or fail a property, but to provide an objective assessment of its observed condition so you can move forward with greater confidence.

We're happy to help! If you have questions about your inspection report or need clarification on our findings, contact 904Pro Inspections. We're available to help you better understand the observations, photos, and recommendations included in your report.

If an item requires additional evaluation, we can explain what was noted during the inspection and why further review may be appropriate. Depending on the situation, we may recommend consulting the appropriate qualified professional to determine whether repairs, replacement, or further monitoring is needed.

Our goal is to make sure you understand your report and feel confident about the information provided.
